This HUGE farmhouse house was built in 1694 and is full of character with original fireplaces, beams, stone walls and many other interesting features. It is located in the country but only 5 mins drive from the bustling market town of ST JAMES on the NORMANDY/BRITTANY border.

An ideal location for peace and quiet but also well positioned for visiting the many tourist sites. The beautiful sandy beaches and MONT ST MICHEL are about 30 mins drive.

The SWIMMING POOL is heated to 28 degress and open from 1st May to 30th September it is fully fenced and secure. It has sun loungers & cushions, parasols, tables & chairs plus a bbq.

The house has 5 bedrooms and 3 bath/shower rooms and enormous living accommodation making it ideal for large groups or 2 families wanting their own space. It sleeps 10 plus 2 cots.

The indoor GAMES ROOM is excellent for all the family. It is full of character with high beamed ceilings and a large feature fireplace. It has an adult size pool table, a table football, PS1 with video, an organ, electronic darts board and a small bar area. It is very comfy to sit in with a leather chesterfield sofa and chair, bar stools and floor cushions. Great chill out room for evenings together.

All rooms are well equipped, spacious and comfortable. It has 2 double bedrooms one an ensuite the other with a washbasin. There are 3 twin bedded rooms, 1 on the groud floor opposite the shower room, one upstairs with a washbasin and another on the groud floor off the games room. All rooms have linen and towels provided at no extra charge.

The lounge, dining room and kitchen are very spacious and comfortable. In total there are 4 feature granite stone fireplaces with 3 working woodburners. The house has electric heating. Most of the living rooms have exposed stone walls and original beams throughout.

It has the added bonus of a 2nd living room on the mezzanine gallery which overlooks the games room. This also has UK TV - it can be used as an extra bedroom if required or a relaxation room for all the family.

With 3 sets of french doors to the front of the farmhouse it is light airy. There is UK TV in the main lounge and another on the mezzaine both have DVD players and there are plenty supplied. There is also a TV in the games room with a ps1 and video, lots of board games, books and outdoor games are provided for guests to use. There are 2 cd players and discs provided.

There are 2 adult bikes and 3 childrens for use by guests at no extra charge,

It is set in beautiful countryside but is not isolated and has rural views in abundance.

Just 30 mins drive takes you to the BAY OF MONT ST MICHEL - where a visit to the Mont is a must for all the family - where flat shoes though! It is open 363 days a year and there are shops, bars, cafes and restaurants to tempt you all the way to top where the views over the bay are second to none.

There are beautiful beaches at JULLOUVILLE and CAROLLES ideal for children for swimming and sunbathing and some water sports.

There are many cycle routes. Horse-riding is available and it is possible to ride across the sands at ST JEAN LE THOMAS - about 30 mins drive away

There is plenty of fishing both sea and river and a well stocked Trout lake only 5 mins drive from the house which is great for picnics too.. There are many beautiful gardens and parks.

There is a watersports within easy reach at St MARTIN DES LANDELLES - about 15 mins drive. There is a great zoo at CHAMPREPUS and an aquarium at GRANVILLE. Near Mont st Michel is the REPTILARIUM with lots of crocodiles, alligators and tortoises to mention just a few.

Tennis is available in the local village of LE FERRE which has a bar/restaurant and a boulangerie. There is also a very good antiques warehouse selling French furniture and the owners usuall invite you in for a drink of Calvados too!

Lots of golf courses within 1 hours drive at GRANVILLE, BREHALl and DINAN.

BAYEAUX is 1 hours drive where you can visit the TAPESTRY, Cathedral and Lace Museum plus it is a lovely town full of shops - very hilly though.

The war museums and the cemetaries at UTAH and OMAHA beach are all within an easy 1 hour drive. The American War Cemetary at St James can be seen nearby the house.

The medieval towns of AVANCHES, FOUGERES and VITRE all have quint cobbled streets with wooden clad buildings, castle ramparts and lots of cafes, bars and restaurants to relax in. The famous ILLUMINATED 1000 year old MANUSCRIPTS from Mont St Michel are now housed in a purpose built museum in AVRANCHES and should not be missed.

CANCALE is a beautiful fishing port in Brittany about 1 hour drive and is renowed for oysters and dishes of fresh Fruits de Mer. DINAN and DINARD are easy to get to and offer beaches, medieval streets and ramparts and river boat trips plus shops, cafes and restaurants a plenty.

There is so much to do in this area of Normandy and Brittany that it is impossible to put it all down, you need to come and visit to experience it yourself.!
